Inns, bed and breakfasts and event barns

A website that gets guests from looking to booking

A guest has picked the town. Now they want to see the room, trust the price and know your rules. Make each of those easy, and keep your own reservation system for the nights.

The plan with the add-ons we’d suggest: $20 a month billed yearly ($24 month to month).

Put it to work

How an inn or B&B uses it

Start with the plan alone and add what you need when you need it. Nothing here is a separate login.

  1. Keep your reservation system, link to it everywhere

    In the plan

Rooms are booked by the night in the system you already pay for, and our bookings add-on isn’t a room-by-night calendar. Put a “Check availability” button on every page and in the header, and a call bar for guests who’d rather talk.

  2. Give every room its own page

    In the plan

The bed, the bath, the floor, who it sleeps and a photo of the real room, each linked to that room in your booking system. A price list shows one honest total, with taxes and any mandatory fees noted.

  3. Say your rules in plain words

    In the plan

Cancellation notice, deposits, check-in and check-out times, how a late guest gets in, pets, children, stairs and parking. A policies page and a short FAQ answer the questions that otherwise become phone calls.

  4. Sell tours, tastings and seasonal events

    Bookings & RSVPs · +$5/mo

A property tour, a cider tasting, a holiday brunch or a cooking class, each with a limited number of spots, a waitlist and a deposit or payment at sign-up.

  5. Book the barn with a signed agreement

Signed forms and waivers · +$2/mo · if you need it

Inquiries for weddings and gatherings come in through a form, and the agreement is signed on a phone with a PDF copy for each side. Balances can be collected by a payment link.

  6. Invite past guests back

    Newsletter sending · +$4/mo

The fall foliage weekend, a midweek special, a new suite. Guests who sign up go on your contacts list, and a short newsletter reaches them without a separate email service.

  7. Turn a good stay into a review

    Review requests · +$3/mo

After checkout, a friendly email asks for a Google review with one button. You see who clicked.

  8. Sell gift certificates and local goods

Online store · +$10/mo · if you need it

A small shop on the same site for gift certificates, jam, candles and the other things guests ask about. Pickup at the desk, or shipping.

Questions

What owners ask

Use the reservation system you already have for rooms, and link to it from every page. The bookings add-on is for tours, tastings, classes and events with a set number of spots, not a nightly availability calendar.

Show the lowest total a guest can really book, with mandatory fees in it, and say what’s added, like lodging tax. A federal rule on showing the total price now covers lodging. This isn’t legal advice: check with your state or a lawyer.

Yes. Inquiries come in through a form, the agreement can be signed on a phone with the signed forms add-on, and a payment link collects the deposit or the balance into your own Stripe account.
